Few things are worse in the life of a real estate appraiser than getting sued for a mistake made on the job. It’s not as if the appraiser intentionally makes the mistake, but sometimes they get lazy and negligent. Worse still is when the appraiser hasn’t taken the proper precautions to protect himself.
This is where errors and omission insurance is very important. It protects against those unfortunate times of thoughtlessness. The idea behind it is that an appraiser shouldn’t be taken for all he is worth simply because of a mistake that he didn’t make intentionally. It’s almost like accident forgiveness or protection in a way.
